Addison Rosen

I'm a real estate investor first. I've taken properties through the full BRRRR process and financed my own rentals with DSCR loans, so I know firsthand that real estate rarely follows a straight line, and that the right financing often takes creativity.

Before founding Caprio Lending, I spent about three years at a lending brokerage working on investor loans. I started Caprio to bring both sides of that experience to every client: to look at each deal the way an owner would, and to find the structure that fits it best, not just the standard one.

What is a DSCR Loan?

DSCR stands for Debt Service Coverage Ratio. Instead of your tax returns or W-2s, the lender looks at whether the property's rent covers its monthly payment, including principal, interest, taxes, insurance and any HOA dues.

Example: $3,000 monthly rent ÷ $2,500 monthly payment = 1.20 DSCR.

The Draw Schedule

Renovation financing is commonly advanced in stages rather than as one unrestricted payment. The sequence, documentation and review process depend on the lender and the approved project budget.

Agree on the scope, budget and draw process with the lender before work begins.
Complete an approved phase of work and submit the lender's draw request with any required invoices or progress evidence.
The lender may review the request or inspect the property before releasing an approved draw.
Repeat for later phases under the lender's schedule; retain funds for completion and contingency as required by the approved budget.

These are common process steps, not a Caprio or lender-specific promise. Confirm the applicable requirements, fees, timing and conditions with the selected lender.
